Residency Visa Through Real Esate Investment

Since May 2019, foreign real estate investors purchasing a property worth at least AED 1M (approx. $250,000 USD) are granted a 3-year residence visa or, AED 2M (approx. $545,000 USD) or above for a Golden 10-years residence visa. This applies to the primary applicant and their immediate dependents (spouse or children).

Visa Requirements

Other than the minimum value for an investment, visa eligibility is subject to a certain criterion that aninvestor is required to abide to.

  • The invested amount cannot be loaned
  • The property must have been retained for the last three years
  • Property should be a residential property ready for occupancy, not commercial
  • Length of residency varies based on property value
  • Purchasing an off-plan property will grant investors a 3-year visa after handover
